A Legionella Risk Assessment, or LRA, is an audit carried out to assess the risk of Legionella bacteria being present in a property. Humans are at risk of contracting Legionellosis (the collective name for Legionnaires Disease and Pontiac Fever) from the Legionella bacteria – this respiratory disease can be fatal; 1 in 10 people who contract Legionnaires Disease die.

Landlords of residential accommodation have a legal duty to assess the risk of Legionella within a property and introduce control measures to minimise the risk. The L8 Approved Code of Practice (ACOP) was published by the Health and Safety Executive in 2001 and remains in place today. This ACOP requires a landlord to “…assess the risks from exposure to Legionella to their tenants.”
